111 Norfolk Retreat was thoughtfully designed to be a peaceful, family-friendly home where guests can slow down, reconnect, and create lasting memories together.

Before your stay begins, please take a few moments to review the important information below.

Allergy & Eczema-Friendly Home

One of our children has severe allergies and eczema, so we've carefully designed and maintained our home to provide a healthier environment for families with similar sensitivities.

For this reason:

  • Pets of any kind must be approved before renting the property. Special Exceptions may be made for service animals with additional cleaning costs associated.

  • If an animal is brought onto the property without permission, we have the right to cancel the rest of your stay without a refund, in addition to withholding an additional $500 cleaning fee.

  • This policy is largely respected to help maintain an allergy-friendly environment for future guests and our own family.

Smoke-Free Property

To help maintain a clean, healthy, and allergy-friendly environment, smoking, vaping, and the use of tobacco, cannabis, cigars, e-cigarettes, or any other smoking products are strictly prohibited anywhere on the property, including indoors and throughout the outdoor spaces. We have the right to cancel the rest of your stay without a refund, in addition to withholding an additional $500 cleaning fee if smoking occurs on or inside the property.

Front Entrance Gate

Due to the growing Deer population in our neighborhood, the front entrance gate must remain closed at all times, except when entering or exiting the property. An open gate can allow deer onto the grounds, where they can quickly cause significant damage to the landscaping and gardens.

Our professionally designed gardens are one of the special features of 111 Norfolk Retreat and require ongoing care to maintain. Guests are responsible for ensuring that the gate is securely closed after each use.

Any landscaping damage resulting from the gate being left open will be the financial responsibility of the registered guest, including the cost of repairing or replacing damaged plants, shrubs, trees, and landscaping.

Respecting Wildlife

The East End is home to beautiful native wildlife, including deer, rabbits, birds, and other local animals.
Please do not feed wildlife, and always remember to close the entrance gate after entering or exiting the property. These simple steps help protect both the local wildlife and our gardens.

Saltwater Pool

Our pool features a saltwater filtration system, which is generally gentler on sensitive skin than traditional chlorine pools and complements our commitment to creating an eczema-friendly environment.

Pool Safety

Your family's safety is our highest priority.

  • Children must be supervised by a responsible adult at all times while using or near the pool.

  • There is no lifeguard on duty.

  • Guests assume all responsibility for pool use.

Beach & Pool Towels

For your convenience, we provide dedicated towels for use at the pool and beach.

Please use only the designated beach and pool towels outdoors. Bath towels are intended for indoor use only.

A $75 replacement fee will be charged for each missing beach or pool towel at the conclusion of your stay.

Child Safety

Although our home has been thoughtfully designed with families in mind, parents and guardians are solely responsible for supervising children at all times throughout the property.

Playground & Outdoor Recreation

Our swingset and outdoor play equipment are provided for your enjoyment.
Please note:

  • Children should always be supervised while using any playground equipment or outdoor recreational items.

  • Use of the swingset, toys, games, sporting equipment, bicycles (if provided), beach equipment, and all other recreational amenities is entirely at your own risk.

  • By using these amenities, guests acknowledge and accept all inherent risks associated with outdoor recreation.

Sauna Safety

For safety reasons:

  • Children are not permitted to use the sauna under any circumstances.

  • Adults use the sauna entirely at their own risk.

Furniture & Décor

Our home has been carefully furnished and professionally designed for your enjoyment.

We kindly ask that indoor and outdoor furniture, artwork, décor, and accessories remain in their original locations. If anything is moved during your stay, we would greatly appreciate it being returned to its original location prior to departure.

111 Norfolk Retreat is intended to be a peaceful, family-friendly home for our registered guests.

To help preserve the property and respect our neighbors:

  • Parties, events, celebrations, and large gatherings are not permitted.

  • Only guests included on the reservation and registered prior to arrival are permitted on the property at any time.

  • Visitors who are not registered in advance are not permitted without prior written approval from management.


Failure to comply with this policy may result in immediate termination of the reservation without refund and any applicable fees.

Check-In & Check-Out

To allow our housekeeping and maintenance teams adequate time to thoroughly prepare the home for each guest:

  • Check-in begins at 4:00 PM

  • Check-out is promptly at 10:00 AM


These times are firm. We are unable to accommodate early check-ins or late check-outs.

Laundry

Please note that laundry facilities are not available for guest use during your stay.

Septic System

Our home is serviced by a private septic system.

To help protect the system, please flush only toilet paper. Baby wipes (including those labeled "flushable"), paper towels, feminine hygiene products, diapers, paper products, grease, food, and any other foreign objects should never be flushed or disposed of down sinks or toilets.

Any service calls or repairs resulting from improper use of the septic system may be charged to the guest.

Refund Policy

We strongly encourage guests to purchase travel insurance should their plans change.

We are unable to provide refunds for cancellations, weather events, travel delays, illness, or early departures. Although unlikely since the property has a generator, should there be any power outages, utility interruptions, or any other circumstances beyond our control we also do not provide refunds for these situations.

Please familiarize yourself with the locations of the fire extinguishers, first aid kit, and emergency exits upon arrival. Smoke detectors and carbon monoxide detectors are installed throughout the home for your safety.
